The estimated monthly installment amounts shown will also be directly dependent on the Terms and Conditions for the applied Bond that is applied by the Financial Institution providing the Bond. A minimum monthly income is required by the various Financial Institutions for a Bond Applicant to qualify for the amount requested.
Income Calculators :
In order for a Bond Applicant to qualify for the requested Bond amount, the various Financial Institutions will require the Bond Applicant (s) to meet the minimum income requirements as determined by the Financial Institutions Terms and Conditions as well as the National Credit Act that was recently introduced by the South African Government.
Transfer Costs Calculator :
When the appointed Conveyancing / Transfer Attorney submits the Property Transfer and Registration documentation to the Deeds Office, the associated Transfer Costs applicable to the transaction needs to be paid. The Transfer Costs are determined by the South African Government and maybe adjusted from time to time.
The applicable Transfer Costs are linked directly to the property purchase price and to any deposits paid as well as to the Legal Entity purchasing the said Property. Various Deeds Office fees, Attorney Office fees, VAT and various sundry fees are applicable.
An Estimation of Transfer Costs is provided by a Transfer Costs Calculator, where the user is requested to enter the Legal Entity type, Property Purchase price as well as any deposits that will be paid in the transaction.
Furthermore, Bond Registration Costs for the registration of a Bond for the Property Transaction also needs to be considered. Bond cancellation fees are also applicable when the purchaser of a new property needs to cancel his current Bond on his existing property that has been sold. The bond calculator and transfer calculator cannot work this out for you though.
The estimated calculations may vary depending on the Attorney's office and the Financial Institution used for the Property Transfer and Registration as well as Bond Registration processes.
